HOW YOU CAN HELP PREPARE THE INSPECTOR AND YOURSELF FOR THE INSPECTION
The inspector needs as much information about the house has you can provide prior to his arrival. The best source of information is the property listing and seller disclosure. A seller disclosure is often not available because it is not required in New Jersey. But, if there is one please fax or email it to me. If not, have the seller fill out this Absolute Seller Disclosure.
Other areas you should be aware of are:
1. You may be asked by the agent for the second deposit during or after the home inspection. My recommendation is not to provide it at this time. READ THE REPORT FIRST (talk to your attorney for advice regarding the second deposit prior to the inspection). There have been times when buyers cancelled the purchase of the home due to findings during the inspection but could not get their deposit back or had to wait months for their money. Also, ask your attorney if they would hold the second deposit.
2. The agent will most likely ask for a copy of the report. I do not provide report for agents. This is your inspection report not theirs! They may tell you that they need it for the file. BOLOGNA! This is a tactic used by agents to get their hands on the report. There is absolutely no reason for this report to be in their file. If you do not buy the house it most likely will be inspected again by another buyer.
3. If there are pets at the inspection property they are to be removed or secured during the inspection. This is for their protection as well as ours.
4. Make sure that the inspector has access to all areas of the home. Have your agent inform the seller to clean out the closet if access to the attic is located there. Organize attic, basement and garage storage if necessary. Put away all valuables.
5. If the house is vacant make sure that all utilities are turned on for the inspection. If there is an oil fired heating system or water heater make sure there is oil in the tank. Have your agent check it! It's their job!
6. If the property is occupied and/or furnished the property owner or their representative (your agent or theirs) must be present during the inspection.
7. I do not critic the inspection in front of the agent or homeowner. You and I can talk outside or on the phone.
8. Be careful on using services recommended by the real estate agent. Do research your own or use attorney recommendations.
