A New Jersey home inspection performed by an independent and licensed NJ home inspector is for your security and peace of mind. Whether you're buying or selling a home in New Jersey, knowing its condition helps guarantee a fair and smooth transaction. 

Because...you may not know everything you should about the condition of the roof, chimney, fireplace, siding, trim, attic ventilation, insulation, electrical wiring, plumbing (septic system), heating and air conditioning systems, foundation, grading, decks. An Absolute Home Inspection is a thorough, in depth visual examination of the structure and operating components of the home. Over 400 items are inspected and commented on during your New Jersey Home Inspection. Your home inspection is performed by a licensed, certified and independent New Jersey Home Inspector following the inspection guidelines established by the State of New Jersey or the American Society of Home Inspectors which ever is greater. Don't be fooled by a low cost home inspection. 

  • The inspector is most likely inexperienced (Not in your best interest)
  • Doing more than one inspection per day. (Not in your best interest)
  • Does not check everything in the home. (i.e. heating and cooling systems, crawl space, attic's, kitchen appliances, fireplaces, electrical panel, etc.)
  • It may be a multi inspector company whose inspectors are required to perform two or more inspection per day. (Not in your best interest).
  • Does inspections part time on weekends for extra income. (This is happening now due to the slow down in the real estate market! It is not in your best interest)
  • Just started a home inspection business and is giving away his services. (Not in your best interest). These inspector's will not be around very long to back up their inspection if something is missed.
  • Was recommended by your real estate agent. (Definitely not in your best interest. See Agent referrals)
  • Was on a preferred home inspector list handed out by the real estate agent. (With the current slow down in the real estate market any inspector that solicits real estate agents must be even more careful now not to upset them or else their agent referral business will dry up. Not in your best interest).
  • You found a brochure or business card in a real estate office. (Not in your best interest. Guess who they will be working for so their advertising material stays there)?
  • Using an inspection report that was prepared for the seller. (Not in your best interest. This report was most likely prepared by a real estate agent referred inspector who is also working for the seller of the property. It cannot be passed on to you, the buyer).
  • Using an inspection report that was prepared for another buyer of the property. Not only is this not in your best interest but is also illegal. Also, who are you going to call if you find problems with the home after closing? The real estate agent? Good luck! The report was not prepared for you so the inspector has no liability.

I will not rush my inspection because the real estate agent needs to be somewhere else. I will not sugar coat any report so as not to upset the homeowner or the real estate agent's involved in the sale. When the inspection is over, a CUSTOM DESIGNED INSPECTION REPORT (this is not a check list, hand written or pre-printed fill in the blanks book type report) will be prepared for your New Jersey home that gives easy-to-read and to the point details on:

Don't be fooled by home inspectors offering inexpensive (cheap) home inspections or onsite reports. An onsite report is nothing more than a check list. It takes time to properly document what was found during a home inspection so you will know how it affects the property and you. This is why I return to the office to complete the report and insert any pictures that I think will be important to help you understand what was found and where.
